Survey Descriptions
ALTA/ACSM Land Title Surveys - An ALTA survey shows improvements, easements, rights-of-way, and other elements impacting the ownership of land. An ALTA Survey is often prepared for commercial properties, as it will provide the title company with the information required to insure the title to the land and improvements.
As-Built Surveys – As-Built surveys are used to confirm that construction of improvements is as shown on construction plans. If the plans and field differ, an As-Built survey drawing is performed to show the differences (ie. Elevations, paving, utilities, structures etc).
Boundary Reconciliation and Surveys - A boundary survey establishes or re-establishes a boundary line and the true property corners for a parcel of land. A boundary survey can be used to obtain data for construction projects, resolve property disputes or to locate specific site features such as easement lines or wall boundaries.
Construction Staking / Foundation Stakeout – Construction Staking is the process in which survey crews layout improvements for construction purposes. These improvements include: utility location, control, grading, roadways, structures, storm drain and a variety of other improvements shown on construction drawings. For Home Builders, the Foundation Stakeout, another form of Construction Staking, is vital to placing the proposed house accurately within the lot; a must for custom homes and complicated lots.
Control Surveys – These surveys are performed to define the rights of the landowner to provide use of a portion of the land by another (ie. Public Utility Companies, Right-of-Way, Ingress/Egress etc), or for Photogrammetric Control placement for Aerial Surveying.

FEMA Flood Elevation Certifications - An elevation survey to determine the elevation of land or structure based on FEMA Flood Insurance Rate Map designations. A FEMA Flood Elevation Certificate may be required by some mortgage lenders or insurance companies for flood insurance policies.
GPS Surveys - Global Positioning System (GPS) surveys utilize satellite technology to accurately determine positions and heights on the Earth’s surface. A survey crew using this specialized equipment can collect large amounts of data for almost any Land Surveying task.
Home Builder Permit Plot Plans & Lot Fit Packages - Home Builders require a variety of services that assist in the construction of residential homes. From a prospective buyer picking out a home to the closing documents on a completed home.
· A Plot Plan is a drawing representing a proposed home on an existing lot. The Plot Plan shows the location of the home in relation to the lot, easements, and dimensions to property lines.
· Lot Fit Packages are a unique tool intended for Home Builder’s with large lot and house plan inventories. By using Lot Fit Packages, a Home Builder’s sales office staff can work with potential home buyers to assess what plans fit on which lot.
Inspection Location Report - An Inspection Location Report (ILR) is an instrument typically used by mortgage lenders and title companies to insure that the property and its improvements are free from encroachments that may affect the closing documents. Inspection Location Reports do not establish the property lines or corners and are not a survey for the use of the home owner for building purposes and is not a boundary survey.

Metes & Bounds Legal Descriptions - A Legal Description is the demarcation of a piece of land by angular directions and distances by describing boundary lines, terminal points and angles with reference to fixed points such as roads, adjoining properties and found or set monuments.
Subdivision Plat / Lot Division Surveys - A Subdivision Plat and Lot Division Surveys is the division of an existing parcel of land into two or more parcels of land recorded within applicable jurisdictions and based on jurisdictional requirements as well as State Surveying Statutes.
Topographic Surveys - A Topographic Survey is a drawing showing the locations of natural and man-made features through contour lines that indicate the elevation based on a fixed datum.
