Land Use Planning
Land master planning is a mainstay service of CSC with a reputation for creativity and uniqueness. Significant thought
and effort goes into each of our plans to incorporate a variety of factors – physical and regulatory constraints, adjoining
development types and market trends or projections – to create a plan or concept that attempts to set itself apart from
others to maintain or enhance marketability.
Land planning for project implementation goes beyond simple lot layouts, yield calculations and cost estimating. Understanding
the builder’s marketing needs and the community’s desires and process is influential in both approvals and successful
development. CSC’s process of using creative and freehand concept sketches develops a quick analyses allows our
personnel to envision the site’s design with unique solutions to roadways, lot layout and open-space areas. These designs
can be scanned and computer orientated. When these plans are compared to standard engineer layouts, a greater lot yield potential
and maximum land usage results. This hands-on solution is effective toward government approvals and cost-responsive to the
larger view of the development.
Golf Course and Recreational Facility Design CSC’s extensive experience with
golf course projects spans over 18 various golf course designs. Our role as land planner and engineer combines management
and technical experience that are critical elements to successful golf and recreational project developments. These projects
are designed to enhance the surrounding community as well as usability by the residents within the area.

Municipal Planning
Community Sciences Corporation’s public sector strength is found in community plans and development ordinances. Our
lead professionals have provided assistance to more than 30 jurisdictions with additional or follow-up assignments in virtually
every instance. Our reputation for responsiveness underscores CSC’s creative capabilities with individual community

Civil Engineering
Over the course of 30 years of professional practice, Community Sciences Corporation (CSC) has designed streets and urban
infrastructure, provided drainage information, performed traffic studies and prepared site grading plans for both large and
small scale projects. With a background in both private and public sectors, CSC offers a practical creativity in our plans
that are sensitive to physical, market and political constraints and opportunities. The result is that the resulting plans
are both realistic in terms of development feasibility and are sound in their adherence to principles of local government
cost/benefit.

Construction / Lender Inspections In 2002, CSC merged past construction inspection
and management services, with current lender requirements to provide Pay Request / Draw Inspections for financial institutions.
CSC’s guidance in asset management and construction procedures has brought construction and maintenance management forward
as an important and successful tool to on-going construction projects.
It is during construction that several stages of inspection should occur to facilitate the release of financial guaranties
or permits for occupancy. Community Sciences Corporation incorporates digital photographic logs along with written inspection
to follow the course of construction from the ground breaking to final inspection.
• Review of contractor/owner loan requests/payment through verification of actual construction quantities and
materials; • Verification of actual on-site material presence; • Photographic logs of
on-going construction accompanying written inspection verification; • Lender representative at construction
or progress meetings protecting the Lender’s interests; • Oversight and review of material testing and
other reports prepared by the Owner’s engineer, testing laboratory or by the governing agency; • Professional
consultation of contractor performance to avert potentially unsafe or unsightly conditions or deficiencies in workmanship; • Preparation/monitoring
punch-list correction at the completion of the project, along with the submittal of the necessary records and as-builts the
owner will need to obtain for release of any posted financial guaranty or issuance of home or commercial building or occupancy
permits. • Loan application/consideration review of construction drawings and cost breakdowns submitted by borrower. • Review
of Construction Drawings by other Professional Firms.

Land Surveying
CSC’s Land Surveying Division has become recognized in New Mexico for our expedient and cost effective response to
our client’s needs, providing ALTA and boundary surveying/reconciliation; construction staking (roads, subdivisions);
easements and right-of-way surveys; and housing certifications.

CSC’s personnel and operations that are attuned to timely responses to receive incoming requests and to dispatch
field crews, registered surveyors or additional staff and equipment, while utilizing project management software applications
to monitor workload demands and available abilities to respond to client needs and critical schedules. Communication strengths
are not just embodied in our use of technical equipment such as mobile radios, cellular phones and field laptop computers,
but also within our experience and history. Our experience with other surveying firms and design consultants speaks well of
our ability to communicate with other disciplines, methodologies and personalities. A primary goal of CSC, in any task we
undertake, is to remove the client from undergoing the headache of having to closely monitor the technical aspects of the
contract whether the project requires daily construction layout to on-call builder services.
